Over the past five years, the Zacatitos real estate market has seen significant changes, reflecting the broader transformation of the East Cape of Los Cabos. The long-awaited Hotel Vidanta is nearing completion, and beachfront homes in Shipwrecks and La Fortuna are developing rapidly. Even Buzzard’s Bar and Grill in La Laguna has closed, soon to be replaced by condominiums. But perhaps no place has evolved as much as Zacatitos real estate, where demand for homes and lots has surged.

Originally developed by Laura McGregor over 30 years ago, Zacatitos real estate started as a secluded off-the-grid community where lots—including beachfront properties—were surprisingly affordable. Without traditional utilities, early residents relied on solar power, generators, and water deliveries. Many of the first homes were simple palapas, trailers, or modest structures. Today, however, the real estate in Zacatitos has shifted, with massive luxury homes under construction, some valued at $10 million or more.

Arriving at Zacatitos real estate means leaving the paved East Cape highway and following a dirt road for about a mile and a quarter before reaching the security checkpoint. To the right, Zac’s Bar and Grill—run by Angel and Paul Rini—has become a key social hub, expanding twice in the past five years. The restaurant now offers an extensive menu with weekly specials like Pizza Mondays and Taco Tuesdays. Just across the street, Plaza Zacatitos is under construction, with plans for shops, offices, and a boutique hotel. Next door is the Zacatitos real estate office, Coastal Properties of Cabo, providing listings for homes and lots. To the west, commercial spaces house equipment for road maintenance and landscaping, supporting the growing community.

Further west, a new container-style convenience store, Central Station Zacatitos, now serves the community with groceries, clothing, mail services, and household supplies. A little farther along, a palapa hosts Wednesday night movie screenings by Amber Thorpe of East Cape Critters, raising funds for local animal care. Nearby, Coco Loco, a small coffee shop, and a weekly organic market have also become part of the vibrant Zacatitos real estate scene, attracting both residents and visitors.

Beyond the emerging commercial hub, the biggest transformation in Zacatitos real estate is the ongoing wave of new construction. Houses that once blended with the natural surroundings are being replaced by contemporary, multi-story homes. Some of these are built on lots that were previously considered unsuitable for development. Our former beachfront home, situated between two arroyos, is being expanded by new owners, despite already undergoing a complete renovation in 2017. Next door, what was once an undeveloped arroyo now hosts a large home built with an open bottom to allow stormwater to pass through. Further down, a small round house at the end of the cul-de-sac has been demolished, making way for a modern multi-story residence. The architectural style of Zacatitos real estate is shifting dramatically, with sleek, large-scale designs becoming the new norm.

Despite all these changes, one thing remains constant—the breathtaking beauty of the Sea of Cortez. Seasonal whale sightings, swimmable beaches (outside of summer months), and an abundance of marine life make this place a paradise for snorkeling and spearfishing. Whether looking for an investment, vacation home, or permanent residence, Zacatitos real estate offers a unique lifestyle for those who seek both nature and privacy.
